Who we call

Expired listing leads, already sellers.

An expired listing is the only list where the owner has already made the hard decision: they want out. Months of showings, cleanings and lowball feedback later, the listing died anyway. They are frustrated, they are fatigued — and they still need to sell the house.

Why expired listings

The sale failed.
The reason didn't leave.

Whatever pushed the owner to list — a move, a divorce, a budget — is still there after the listing dies. What changed is their patience for the retail process.

Timing is everything

The week a listing expires, agents flood the owner with relisting pitches. A caller offering a direct sale — no showings, no repairs — sounds refreshingly different.

The anchor must be handled

These owners are anchored to their old list price. Our agents acknowledge it, explore what falling through cost them, and qualify flexibility instead of arguing.

Fatigue is your opening

Six months of keeping a house show-ready wears anyone down. Certainty and speed — a real closing date — is what an exhausted seller actually wants to hear.

What your caller asks

Qualified on flexibility,
not just intent.

Intent is proven the moment a listing expires. What your agent establishes is whether the owner's expectations have caught up with the market.

The calling operation is described on the cold calling services page. Listings that expired over condition problems often belong on the fixer upper campaign instead — same house, different conversation.

  • Why the listing failed, in the owner's telling — price, condition, access or agent.
  • Whether they plan to relist, wait, or would consider a direct sale now.
  • How far off the old asking price feedback consistently came in.
  • What the months on market actually cost them, and what is still pressing.
  • Condition issues that showings exposed — the things buyers kept flagging.
